GREAT APARTMENTS NEAR THE BEACH
INTRODUCTION

Around the year 1766, during the Spanish colonialization of Peru, just steps from the main plaza of the city of
Arequipa, the construction began on one the most valuable colonial mansions of the city, the Casona Ugarte. For its
distinguished design, this architectural marvel, registered in the National Cultural Institute (INC), and declared a Cultural
Patrimony to Humanity by UNESCO at the start of the 21st century, has withstood total collapse from seismic activity.
While some minor structural faults existed, in October, 2003, SEPA del Peru, NGO dedicated to social development in
the areas of education and cultural protection, began restoration of this historic monument, inspiring a grand period of
restoration of many historic buildings throughout the city. With pure heart, respecting the artistic and architectural
aspects, SEPA del Peru has accomplished the recuperation of the majority of this unique property.
Colonial period
religious murals and ceiling paintings from the Republican Period were discovered, respected and protected, all of which give
an added value to this important property. The work done was thanks to the patience and pride of dozens of Peruvian artisans
with the technical support of foreign consultants with the objective of achieving an unequaled restoration of the property.
Today, SEPA del Peru has as its goal to expand its vision and looks to sell this beautiful property of 1,332 m2, to
an individual or group who can continue to follow the pure intentions to restore the cultural, historic, architectonic, and
commercial value of the property.
The location of the property is ideal for an international cultural center or
hotel. Over 10,000 people pass by this monument daily. It is located only a few steps from the city`s Main Plaza and much
restoration of properties in the area have taken place over the past three years, increasing the value of this area of the
city.
ECONOMIC AND TOURIST DEVELOPMENT IN THE AREA-
The city of Arequipa has dramatically increased its role
as a service city for travel and tourism over the past 10 years, with its impressively diverse local and international
cuisine and charming accommodations. As well, the completion of the Inter-oceanic Highway from Brazil will strategically
place Arequipa as a major provider of services and other benefits in support of this innovative project.
In 2006, the
Peruvian Stock Exchange, achieved the honor of having the world`s highest global investment returns thanks to the strength of
its currency and major developments in the mining sector. Throughout the last 12 years, the stability of Peru`s economic
situation has reached one of the highest levels of confidence in Latin America and is currently in the process of signing a
new Free Trade Agreement with the USA, document which has already passed the US Congress on Dec.5th, 2007.
The alpaca
fiber as well has its roots in the city of Arequipa. The city has been known for decades as being the world`s center for
alpaca trade and development of this and other delicately outstanding South American camelid fiber.
Over the past two
years, the majority of antique non-religious Colonial mansions in Arequipa have been purchased for restoration. Sadly, in
many cases, the Architectural integrity of these building has not been preserved. Contractors have destroyed much of the
