Located in Esterillos on the Central Pacific Coast, we are just south of the popular
beach town of Jaco, and just north of the most visited State Park in Costa Rica, Manuel Antonio. About 80 miles from the
airport/capital, the drive time is under 2 hours. When the new highway is complete at the end of 2007, the drive will be
under one hour, and our area will be the closest beach destination from the airport/capital! This alone will add tremendous
value in the coming years.
You can t own property in Costa Rica within the first 200 meters of the high tide on the
coast. It is `concession` property, which means you must lease it from the government. Our homes are located about 300 meters
from both a public beach, and our own private beach club. This means your beach home will be titled property. You will own
it. Title insurance is also available from Stewart and Chicago Title. No need to worry about anyone staking claim to your
property.
Our gated community has 24 hr security, brick paved boulevards lined with palm trees, water and sewage
plant, high speed internet service, bbq areas, community pools, basketball, volleyball, and tennis courts. There will also be
a commercial center with gym, restaurant/bar, grocery store, and doctors office.
Our most popular homes are 1800 sq
ft, on a 5200 sq ft lot. The entire cost for this house with lot is $260,000 usd. Bigger lots are available at an additional
$9.20 per sq ft, and larger homes at $77 per sq ft. Semi-custom designs are also available. New construction, and a few re-
sales from the first phase are available.
Buy with confidence! Most developers in Costa Rica are scrambling to find
new money from new buyers to keep building. Not us. We have a construction loan with one of the biggest banks in Central
America. We also have `American style` financing for you. 10% holds your lot. Another 10% when we begin construction on your
home. The other 80% could be financed for 25 years at the U.S. prime rate plus .5, adjustable. As of March 07, that would be
8.75%.
Private, in-ground pools with jacuzzi are available for $12,000 for a 10X20 model. A 12X24 model is $15,000.
We have different furniture packages for you to choose from if you want us to furnish your new home. We we will
supply stainless steel appliances, A/C, and home furnishings all the way down to pillows, linens, and silverware for $13,900.
This will guarantee that your home is ready for our rental pool program if you choose to enter it. We will rent your home for
you and give you 70% of the income, turning your dream home into an income generating investment. Of course, you may `drop
out` and re-enter at any time.
Property taxes are about $375 a year. Association fees are $85 a month. Insurance is
$250 a year.
